SB 1995 strengthens legal protections for property owners against unauthorized occupants (squatters) by creating criminal offenses for unlawful entry, occupancy, or fraudulent sale of real property. It allows immediate removal of squatters by sheriffs or constables if a property owner files a verified complaint stating that the occupant has no legal right to be there. The bill also increases penalties for fraudulent lease agreements and makes it a felony to falsely advertise a property for rent or sale without legal ownership​.
