Digest
HB 3155 requires landlords who lease five or more dwellings to disclose all fees associated with a rental application, including application fees, deposits, processing fees, utility connection fees, and recurring charges such as pest control, trash collection, and insurance. Landlords must also list any optional service fees, such as parking, pet fees, or technology packages. Applicants cannot be required to pay fees that were not disclosed in advance, and landlords who violate this rule are liable for refunds of undisclosed fees.
