HB 4305 amends the Property Code to require landlords to disclose all fixed, recurring fees and certain other charges upfront in lease quotes, rental applications, and listings that include rental prices. The legislation also mandates that leases explicitly state all applicable fees, security deposits, and optional charges. It prohibits landlords from charging undisclosed fees and sets penalties for violations, including monetary damages and limits on eviction actions related to such fees​.
